Agriculture
SECTION 12/1.1 DESCRIPTION AND PURPOSE
This zone is intended for large tracts used for farming, dairying, forestry operations and other such rural-type activities. It is not intended for any use except agriculture, low density, single family residential use and other specialized rural uses requiring large tracts of land. If development and subdividing are to occur, they shall be preceded by re-zoning and sound planning.
SECTION 12/1.2 USE REGULATIONS (Amended 5/01, 9/03, 12/04,Res.2006-7-11, Res. 2009-6-2 )
Land and/or buildings in the agricultural zone shall be used for the following purposes only:
A. Any use permitted in the R-1 or R-3 zone.
B. Farms for both general and specialized farming together with farm dwellings, barns, stables, silos, housing for farm labor, and accessory buildings, structures and uses customarily incidental to any of the foregoing permitted uses.
C. Agriculture, horticulture, viticulture, dairy farming, cattle raising, poultry raising, livestock raising, farm forestry and other similar bona fide farming or agricultural enterprises excluding, however, rendering plants, commercial fertilizer production or garbage feeding or disposal activities.
D. On parcels of land two (2) acres or more, there shall be permitted one (1) dwelling per acre, provided, however, each such dwelling so constructed must be constructed on a parcel or piece of land clearly identified as belonging to said dwelling, and said land must clearly contain a minimum of 43,560 square feet or one (1) acre, with access to a road to comply with the setbacks of this ordinance. When four (4) or more parcels are created by sale, lease of more than one year, or building development, a subdivision is required by Act 288 of 1967, as amended.
E. Country clubs, golf courses, riding stables and veterinary hospitals.
F. Greenhouses or nurseries.
G. Churches and parish houses, public schools and educational institutions.
H. Cemeteries.
I. Wildlife reserves.
J. Nursing or convalescent homes.
SECTION 12/1.2 - AGRICULTURE - USE REGULATIONS CON'T
K. Markets for the sale of products grown or produced upon the premises together with incidental products related thereto not grown or produced upon the premises but which are an unsubstantial part of said business including an advertising sign not more than eight (8) feet square in area advertising such products.
L. Bed and Breakfast.
M. Feed and seed store, pet grooming and/or kennels.
N. Storage units and mini storage units, and at the sole discretion of the Planning Commission, uses similar in character to the above listed uses. (Rev. 12/04)
SECTION 12/1.3 AREA REGULATIONS (Amended 12/3/02)
No buildings or structure nor the enlargement of any building or structure shall be hereafter erected unless the following yards and lot area requirements are provided and maintained in connection with such building, structure or enlargement.
A. Front Yard - There shall be a front setback of not less than forty (40) feet.
B. Side Yard - There shall be a side yard of at least twenty (20) feet on each side of any building. Corner lots shall have a side yard of at least thirty-five (35) feet on the street side.
C. Rear Yard - There shall be a rear yard of not less than fifty (50) feet.
D. Lot Area - The minimum lot area in this zone shall be 43,560 square feet, or one acre lot shall be 125 feet at building line, unless a plotted subdivision created before December 1, 1991.
E. Parcels may be developed according to Section 4.31 Open Space Preservation.
F. The Roscommon Township Land Use Officer, hereafter referred to as the Land Use Officer, shall have the authority to approve non-conforming access ramps provided the following criteria are met:
1. The Land Use Officer determines that access is not feasible at any other location of structure.
2. The greatest set-back will be maintained by determination of the Land Use Officer.
3. No access, in any event shall be wider than six (6) feet, including any overhang, five feet (5) without any overhang.

4. The Land Use Officer may, however, refer such requests he deems extraordinary to the Zoning Board of Appeals.
