C-2 Heavy Commercial
SECTION 10.1 DESCRIPTION AND PURPOSE (Amended datelstransMonth6Day7Year986/7/98)
This zone is established for the accommodation of a variety of business uses that require a fairly large site, generate considerable automotive and truck traffic, and which cannot be properly located in a conventional business area. Site plan review is required.
SECTION 10.2 USE REGULATIONS (Rev. 5/02)
Land and/or buildings in the C-2 zone may be used for the following purposes only:
A. Lumber yards, building supplies and equipment stores and yard, wholesale businesses, warehousing, petroleum products storage, marina sales, new and used automotive sales, mobile home sales, boat, automotive, and mobile home storage, gasoline service stations, contractors' storage yards, trucking terminals, public utility installations, mobile home parks.
B. Special land uses or activities:
1. Campgrounds - provided they meet with Act No. 368 of Public Acts of 1978, effective datelstransMonth9Day30Year1978September 30, 1978, or any amendments thereto, and any requirements, standards and conditions imposed under SECTION 4.17.
C. Bed and Breakfast.
D. Any use permitted in the R-1 Residential district, may be permitted in this district, provided they meet with all of the regulations of the R-1 district.
E. Any lot used for residential purposes shall have a minimum of 12,000 square feet.
SECTION 10.3 AREA REGULATIONS
No building or structure nor the enlargement of any building or structure shall be erected unless the following yard area requirements are provided and maintained:
A. Building Setback - There shall be a minimum setback of seventy-five (75) feet.
B. Side Yard - There shall be a side yard of at least fifteen (15) feet on each side of any building. If C-2 abuts a residential zone on the side, a side yard of at least twenty-five (25) feet must be maintained. On the street side of a corner lot, at least thirty-five (35) feet must be maintained.
C. Rear Yard - A rear yard of at least fifty (50) feet must be maintained.
D. All petroleum pumps setback forty (40) feet from the road right-of-way.

E. Mobile home sales must have a front footage of a minimum of 200 feet and a minimum lot size of 87,120 square feet, or two (2) acres, provided they meet with the setbacks in C-1.
F. Travel trailer and recreational unit sales must have a front footage of a minimum of 100 feet and lot size of a minimum of 30,000 square feet, provided they meet with the setbacks in C-1.
G. The Roscommon Township Land Use Officer, hereafter referred to as the Land Use Officer, shall have the authority to approve non-conforming access ramps provided the following criteria are met:
1. The Land Use Officer determines that access is not feasible at any other location of structure.
2. The greatest set-back will be maintained by determination of the Land Use Officer.
3. No access, in any event shall be wider than (6) six feet, including any overhang, five feet with out any overhang.
4. The Land Use Officer may, however, refer such requests he deems extraordinary to the Zoning Board of Appeals.
5. Access meets applicable placeCityADA "Americans with Disabilities Act", Public Law 101-336.
SECTION 10.4 OFF-STREET PARKING
All new development in this district will be required to provide an area for parking facilities on private property in the ratio of three (3) square feet of parking area for each square foot of building area devoted to sales or service facilities.
